Privacy Policy

Scope

This policy covers the Smith Center website and the inquiry forms on it. It does not cover the separate services we link to — TenantCloud, LoopNet, YouTube — which have their own policies, and it does not cover the tenant records we keep offline once someone applies for or signs a lease.

Who we are

Smith Center is a commercial property at 3935 and 3937 Sunset Blvd, West Columbia, SC 29169, owned by kdhenu LLC and managed by Fod Mgmt LLC. Those entities are the ones responsible for the information described here. Contact details are in section 16.

What you give us

The inquiry forms — the one on each suite page and the one on the contact page — ask for:

• your name;
• your business or profession;
• your phone number;
• your email address;
• a free-text message about what you need and when.

Whatever you put in the message box is up to you, so please keep it to what is relevant to renting space. Don't send financial account details, government ID numbers, health information or anything else sensitive through the form.

If you call, text or email us instead, we have whatever you send us that way, along with your phone number or email address.

What is collected automatically

Along with a form submission, three technical details are recorded to help us answer you and to filter out automated junk:

• the page you were on when you submitted, so we know which suite you are asking about;
• the referring page, if you arrived from a link somewhere else;
• your browser's user-agent string and the time of submission.

Separately, the company that hosts this site keeps ordinary web server logs, which typically include IP addresses and requested pages. We do not use those logs to build profiles of visitors.

Each form also contains a hidden field that people never see and never fill in. If it comes back filled in, the submission is discarded as a bot — nothing is stored.

Cookies and tracking

The fonts and images the site uses are served from this site itself, not from a font or content network, so simply reading a page sends nothing to a third party.

Because there is no tracking to begin with, we honour Do Not Track signals by default, and we do not sell or share personal information for advertising in the sense used by state privacy laws.

Maps and videos

Two things on the site come from Google, and neither one loads until you ask for it:

• the location map from Google Maps, which sits behind a “Load map” button;
• the walkthrough videos from YouTube, which load when you click play on one.

Until you click, the page contains a still image and a button, and nothing about your visit reaches Google. Once you do click, Google receives your IP address and may set its own cookies, under Google's privacy policy, not this one.

How we use it

We use what you send us to:

• reply to your inquiry and answer questions about the property;
• arrange a tour, discuss terms and send you a proposal or lease;
• keep a record of who asked about which suite, so we can follow up and so we can let you know if something suitable opens up;
• keep the forms working and free of spam, and comply with the law.

We do not use your information for advertising, we do not build marketing profiles, and we do not add you to a mailing list.

Who else sees it

We do not sell your personal information, and we do not rent or trade it. It reaches other parties only in these ways:

• Google. Form submissions are delivered by Google Apps Script, written into a Google Sheet and emailed to our Gmail address. Google stores that data as our service provider under its own security and privacy terms.
• Our host. The company serving this website necessarily handles the requests your browser makes.
• People who work on our behalf — a broker, attorney, accountant or contractor — when they need it to help with your inquiry or a lease.
• When the law requires it, or to establish or defend legal claims, or to protect the safety or rights of people at the property.
• In a sale of the property or the business, records relating to prospects and tenants may transfer to the buyer.

If you go on to apply for a suite, your application is submitted to TenantCloud and is governed by their privacy policy from that point.

How long we keep it

Inquiries stay in our sheet and email while we are in touch with you and for a reasonable period afterwards — normally about two years — so that we can pick up an earlier conversation and so we have a record of who was shown what. Records connected to an application, a lease or a legal claim are kept for as long as the law or our accountants require. You can ask us to delete yours sooner.

Your choices and requests

You can ask us at any time to:

• tell you what information we hold about you;
• correct anything that is wrong;
• delete your inquiry;
• stop contacting you.

Email fodmgmt@gmail.com or call (803) 830-6894 and we will take care of it, normally within a few business days. We will not treat you differently for asking. Depending on where you live you may have additional rights under your state's privacy law; tell us and we will honour them.

The simplest option, of course, is not to send the form — you can browse every page, photo, plan and video on this site without giving us anything, or just call us instead.

Calls and text messages

When you give us a phone number in a form or a message, you are asking us to get back to you, and you agree that we may call or text you about the space you asked about and about availability at the property. These are one-to-one messages from our office, not a marketing campaign. Standard message and data rates may apply. Reply STOP, or tell us in any other way, and we will stop.

Security

The site is served over HTTPS, and form submissions are sent over an encrypted connection to Google, where they sit in a Google account protected by a password and, where enabled, two-factor authentication. Access is limited to the people who handle leasing.

That said, no website or email system is perfectly secure. Please treat the inquiry form as you would a postcard to a business: fine for “I need about 800 square feet in September,” not the place for anything confidential.

Children

This is a commercial leasing site. It is not directed to children, and we do not knowingly collect information from anyone under 13. If you believe a child has sent us information, tell us and we will delete it.

Other sites

This site links to TenantCloud, LoopNet, YouTube and Google Maps. Once you follow a link or interact with an embed, that company's privacy policy applies and this one does not. We are not responsible for how they handle your information.

Changes

If we change how the site collects or uses information — for example if we ever add analytics — we will update this page and change the date at the top of it. The version posted here is always the current one.
